RESERVATION: A reservation deposit of 20% of total rent is
required to confirm any reservation and must be received within 7 days
of making the reservation. Otherwise, the reservation will be cancelled.
The reservation deposit applies to the balance due.
ALL PAYMENTS DUE: 60 days prior to occupancy in money order,
traveler’s checks, cashiers or certified check. Personal checks only
accepted if upon owners consent. Once full payment is received, you will
receive keys, directions and information packet.
CANCELLATION: You may cancel your reservation up to 60 days prior
to your arrival. We charge a 20% charge (of total rent) for cancelled
reservations. If you cancel within 60 days of your arrival, you will not
receive any refund unless we are able to rent the dates of your
agreement. There are no refunds due to inclement weather conditions or
acts of mother nature. Please initial _____.
OWNER AGREES TO: Provide all utilities, local telephone service,
kitchen equipment, linens and towels.
The tenant agrees in consideration of the use and occupancy of the
premises herein specified:
1. Tenant shall not use the premises for any unlawful purpose, nor
violate any law or ordinance, nor
commit waste or nuisance upon or about the premises. No more than 8
people may reside there unless
otherwise agreed upon. No more than 8 people may be on the
property at all times. NO SMOKING
INSIDE. NO ILLEGAL SUBSTANCES ARE ALLOWED ON
PREMISES. PETS ARE NOT ALLOWED INSIDE THE HOME.
2. It is expressly understood and agreed that the owner of said premises,
shall not be liable for any damages or
any injury to tenant or his family/Guests or to his family’s property
from whatever cause arising from
occupancy of said premises by tenant and his family. It is further
understood and agreed that owner shall not be responsible for any
personal property left by tenant in
said premises.
3. Security Deposit is not considered prepaid rent, nor shall any damages
claimed, if any, be limited to the
amount of said security deposit. _______ initial
4. Renter may not sublease this agreement for any part of the term of
this agreement.
5. It is understood and agreed that owner shall have the right to enter
and inspect premises at all reasonable
times to insure maintenance and safety of the premises and to show the
cottage to prospective tenants by
specific appointment.
6. UNAVAILABILITY– If for reasons beyond our control, the cottage becomes
unavailable, we reserve the right to
cancel the reservation and return the deposit.
7. MECHANICAL FAILURE – Every effort is made to keep appliances, etc. in
good working order and in the case of
a breakdown, we guarantee we will repair any breakdown as soon as
possible. No refund or rate adjustment will be made for mechanical
failure.
8. Tenant shall leave cottage in same condition as found, washing dishes,
stripping used beds of sheets and
pillowcases and leaving in front of washer along with used towels for
linen service. All or any portion of
the security deposit may be used for: 1.) Repair or replace damaged
property caused by tenant or by tenant’s guest 2.) Professional cleaning
above and beyond normal cleaning of
cottage to prepare for the next guest.
9. Renter agrees that he/she shall not make any alterations to the
property without owners written
consent.
10. No more than 4 total (automobiles/trailers) shall occupy
premises unless otherwise agreed
upon.
11. You are renting in a residential area. Quiet hours are between the
hours of 10pm and 8am
weekdays and 11pm and 9am on weekends.
12. Garbage service is Friday. Tenant agrees to put all refuse in
receptacles provided outside
Thursday evening. Secure bins tightly to avoid animals getting into
garbage. Keep empty
bottles, cans outside and take them with you upon departure.
RENTER AGREES TO: Follow all of the above rules, conserve water
and electric, leave premises in the same order as found; use calling
card for all long distance calls; leave keys on kitchen counter upon
departure ($15 charge for lost keys); not exceed maximum number of
people specified for sleeping accommodations or visiting property. The
security deposit will not be returned until the premises have been
inspected following the renter’s departure.
Any violation of the above contract will result in owner retaining
security deposit and may include additional fines.
The provisions of this rental agreement shall be binding to both parties
upon signing this lease.
